Thursday April 24, 2025


Present: 

Heather Bateman, Ken Jennings, Evan Race, Kristine McCallum, Shelby Joss, Patrick Lyttle

 

Members-at large: Jenny Carloni

 

Regrets: Adrian Durrant

 

Guest: Aaron Alblas, President Prospect Property Management

 

Meeting called to order at 7:06pm; quorum validated.

 

Review of previous minutes reviewed and approved.

 

President’s Report

·        Previous to the beginning of this meeting, the Board and Aaron Alblas walked around the buildings to see what items need to be fixed immediately and talked about other possible projects for the complex.

·        The Board is waiting on the yearly budget, due April 30, 2025, to prioritize projects.

·        Still some outstanding Code of Conduct forms to be filled out.

 

Treasurer’s Report

·        No budget to review due to the meeting date. Will review next meeting.

 

Committee Reports

Parking

·        Problem with people parking overnight in visitor spots. Reminder will go out to residents to make sure they fill out the appropriate paperwork.

 

Maintenance

·        Evan made a complete list of maintenance issues for the Board to review and prioritize.

 

New Business

·        Prospect Management provided quotes for complex carpet cleaning, lot cleaning, lawn service, window cleaning.

·        RCB Manitoba Ltd. will provide parking lot cleaning service. Our complex is booked for May 1, 2025. Prospect has sent out an email notice to residents regarding times to remove cars from the lot.

·        Anago Cleaning Systems will provide carpet cleaning service.  Our complex is booked for May 5, 2025.

·        PRA (Darryl Lochrie) will provide lawn care service.  Company has been notified.

·        Northern Shine Window Cleaning will provide window cleaning service. Company has been notified.

·        The Board asked Prospect Management to provide quotes for building insurance, fire inspection, roof inspection and eavestrough fix/replacement.

 

Prospect Management Report – Aaron Alblas

·        Aaron is continuing to gather information regarding garage flooding. He will contact a company to come down and provide options.

·        Still awaiting more quotes to provide to the Board.

·        Two patios with stucco damage from BBQs; Aaron will reach out to these residents.

·        Aaron will provide two new rugs, front and back for Building E.

·        Yearly budget will be sent to us April 30, 2025.

·        Aaron will reach out to companies regarding follow-up warranty work.

·        There are still a few outstanding PADs. Aaron continues to follow-up.
