Called to order 5:11pm
Review of Previous minutes: all reviewed & ok’d
President/Treasurer’s Report:
All invoices ok’d except 2 months show FF charge – needs clarified/corrected
(2 records showing charge but credit was applied reversing 1 charge – see email)
Budget vs actual – requested from Terry @ NT – not yet rec’d
Parking & Maintenance Report:
Downspouts (loose/damaged) – apprx 10 loose, needing repaired & brackets added
Intercoms – still some unknowns for A-D & G but estimates a min of 1-2hrs/bldg to fully diagnose, requiring access to every unit as a common line runs through multiple units – price is $150/hr for tech
Bldg F – broken mic on exterior panel/garage end, replacement mic available for $160, repairs estimated to be 1-2 hrs
Motion to repair: all in favour
Painting quotes – A&B plan to be refreshed this fall
Motion to use Buhle Painting – all in favour
Date: TBD later/summer
Plant from C upper west end – needs claimed or disposed – will ask NT to send email to residents
A few mats/footwear, etc left in the halls, fine notifications sent, remaining items may be removed
Sunshine Maintenance – met with Ray
Motion to sign for May1/24 (for 1 yr) – all in favour
3D drone imaging (free) – requires a free software (a couple options) to download and view – available from WeTransfer – E will check & download images
Garage/site drainage/slope issues – obtained some info from Priority Restoration, reviewed site maps, now E checking with Mudd Ruckers to lift and then Superior Asphalt for resurfacing/drainage improvement, etc.
Priority Restoration contact – Tim – recommended drywall & insulation removal where necessary to improve moisture retention/reduce/eliminate mold, etc and their services could assist
Planned step approach to address immediate issues and then resolution with phased
approach for repairs to manage costs and ensure best long term solution
Old/New Business:
Next mass communication – dog doo pick up, security (individual responsibility re: cameras & not letting others into the building), opportunity for additional BOD members
AGM date – TBD once annual financial report is provided – need update from Terry @ NT
Pigeon issue – various locations, using eaves in front of boxes installed to close in eaves – contacted Poulins to advise
Looking into other options to deter their presence with other pest control companies
Temporary swap of parking stall 107 & 106 (visitor) until manhole issue is resurfaced
