Hayley Common Garage Meeting

Wednesday, June 3, 2026.

Meeting 1.

Time: 6:00 pm

 

1.       Arron opened the meeting with an introduction of the agenda.

a.       26 owners present                                                           i.      1,2,3,4,5,6,7,8,9,11,12,16,17,19,21,23,25,26,28,29,20,31,35,36,37,39

b.       14 owners missing

 

2.       Legal Position & Funding

 

a.       Review of Lawyer’s letter regarding structural repair and responsibility and future costs, exclusive use of common elements as per Condo Act, precedent of opinion letter

b.       Question was posed whether this is an individual expense or a combine expense of all owners.

 

3.       Active Leak Survey & Unit 31 Update

 

a.       If the repair turns out to be a parking lot issue, would all residents be responsible for this repair.  Why would we not use flood insurance of corporation - Use garage fund to pay insurance deductible. Water ingress – number of units with water issues – 19

 

4.       Engineering Survey and next steps – owners concerns

a.       Asphalt was done on door side with Maple Leaf construction on one or more occasions

b.       Water table is very high between garage between 20 and 21.

c.       Slopes of the roofs – could this be causing the issue

d.       Ice damning – severe issue

e.       Ingress from connecting units

f.        Water table very high

g.       Water coming from 29 to 28.

h.       What is the timeline of engineering report

i.         All in favour of RFP for an engineering report before proceeding with any repairs – Krosher Kilgoour,, WSP, - owners to forward engineering firms to be contacted.

j.         Owners to send in photos and written explanation of issues to Arron@Prospect.com for engineering report

k.       Shadow Ridge grading is excellent – Board to replace downspouts on garage – flexible piping- soft mesh

l.         Down spouts were not put on this spring

m.     Fans in garages –

n.       Mould issue – what will be done – 10 left opening in bottom of garage 9

o.       In the past board hired a repair person to repair

p.       Health concern to be addressed

q.       Arron to send out email regarding how to reply to PROPA
