Board Meeting #23 - September 6, 2022

Called to order: 7:00 pm


Present: Brian, Lori, Wayne, Lynda, Brad R (MAL)


Motion: approve minutes from previous mtgs – 1st:Wayne, 2nd: Lori


President’s & Maintenance Report:

  • Unit X – lien on property (past due condo fees, unit is now empty), foreclosed w/ property management company overseeing

  • Reserve fun analysis shows a shortfall so an increase is expected – approx. $20/unit/mo to be contributed to reserve fund

  • Insurance claim from 2018 – only open claim

  • Unit X/X water damage after hot water tank drained due to element needing replaced – s/b owner insurance issue, owner’s advised

  • Looking into water tank leak/burst, mitigation ideas to drain w/o issue – Wayne contacted a plumber for more info and we may have another plumber we can contact if needed

  • Brian requested an annual audit from Candice, not rec’d yet

  • Wayne dropped off signed agreement – need to send to NT

  • Obtain quotes for interior painting – needs to be reviewed for updates & refresh in the entrances, hallways and stairs

  • New reserve fun updated final copy – Brian has and will send to HC email general


Treasurer’s Report:

  • The Exchange Group will be completing the audit this year.

  • Reserve Fund Study is currently in process.


Committee Reports:

Parking

  • Review parking info on new website being built – will we need to etransfer to go to Northtowne – change to CDN$, needs to include Visitor stall $, HC unit # s/b included in the etransfer notes

    • A tag will be listed for more than 10 days of parking

  • Hydro meters are read every 2 months

  • Water meters are ready every billing cycle (3mos)


Old & New Business:

  • Add a new contact sheet to the hallway entry bulletin boards re: meter readings & parking

  • Eaves & soffit maintenance update – building A repaired, all other bldgs. replaced w/ 12 ft steel extensions ordered & will be installed

  • Old patio glass panels, sold for $120 to Joel

  • Bldg F – door sweep (east end) check if complete

  • Freedom Fire – bldg. deficiencies pending, hydrants have all been inspected and ok’d

  • Old intercom issue – share quotes & cost with owners at next AGM including cost per unit, requesting feedback for consideration

  • 1st owner w/ electric vehicle, requesting charging – proposal info provided for charging station install - yes if the electrical has the capacity and if the owner is willing to pay all of the install costs at parking stall OR…

    • See FLO electric charging stations, would be installed, users would pay to use

  • New website quote reviewed - $275/yr, domain name per year & one time creation fee $500

    • Emails and responses can be sent & tracked from site for all general owner communications

    • Minutes, news, etc can be posted/updated by the board at any time
